What is due when you sign?
First and last month up front is the usual stated term in Batumi rental descriptions. Treat an advance month of rent and a refundable deposit as different entries in the written lease.
Article 552 of Georgia's Civil Code says a residential lease security deposit must not exceed three months' rent and must be returned with interest.
